The regulatory <br /> database report also indicates that this is associated with or monitored by the Regional Water Quality <br /> Control Board (RWQCB). This is likely related to the Chevron TAOC 6th Street Tracy Rail Yard further <br /> discussed below and is considered a REC to the subject property. <br /> • Chevron TAOC 6th Street Tracy Rail Yard is identified as a Cleanup Sites site on 56 acres in the <br /> regulatory database report. On June 30, 2009, investigation began at this site for possible impacts to <br /> local groundwater (uses other than drinking water) and soil from crude oil pipelines that used to <br /> operate here in the late 1960s. By the 1980s most of the site features had been removed. In 1965, <br /> one of the pipelines began to leak and was stopped at an undisclosed time.According to documents <br /> from the RWQCB Geotracker website, as of October 1, 2021, a completed soil investigation was <br /> awaiting submittal.According to a Central Valley RWQCB representative, the remediation efforts are <br /> still ongoing and Chevron's site investigation report is due in May 2022. Based on the subject property <br /> location and unknown extent of impacts, this listing is considered a REC to the subject property. <br /> Site-specific groundwater depth and flow direction information was not available.According to GeoTracker, <br /> a former Leaking Underground Storage Tank (LUST) site is located approximately 200 feet west of the <br /> subject property and groundwater is anticipated to be first encountered between 15 and 20 feet below <br /> ground surface (bgs)with variable flow direction.The subsurface is expected to consist of silts and sands to <br /> at least 5 feet bgs. <br /> Objective <br /> The main objective of the project will be to evaluate the potential impact of volatile organic compounds <br /> (VOCs)to soil gas as a consequence of a release or releases from the adjoining active TAOC pipeline cleanup <br /> site. <br /> To investigate the identified RECs, Partner will conduct a Phase II Subsurface Investigation.The investigation <br /> scope will include the advancement of five borings to facilitate the collection and analysis of soil gas <br /> samples. <br /> The proposed investigation scope is designed to evaluate the objective. Based on the investigation results, <br /> regulatory conditions, and/or client requirements, subsequent investigation and consulting may be <br /> necessary. <br /> Scope <br /> Sampling procedures will generally conform to the requirements of the San Joaquin County Environmental <br /> Health Department (SJCEHD), the State Water Resources Control Board (SWRCB), the Department of Toxic <br /> Substances Control (DTSC), and the United States Environmental Protection Agency (EPA).A state-certified <br /> laboratory will analyze the samples and the project will be performed under the responsible charge of a <br /> qualified Partner representative.
