2.1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned AG-40, General Agriculture with a minimum parcel size of <br /> 40 acres. The San Joaquin County Community Development Department states <br /> that this zoning designation "is established to preserve agricultural lands for the <br /> continuation of commercial agriculture enterprises." <br /> 2.2 Proposed Development <br /> A subdivision is proposed to split the Site into seven new parcels ranging in size <br /> from 42.74 to 71.98 acres (Plate 3). <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> TopoQuest.com. In the map, the Site is depicted as relatively flat land located at <br /> zero to ten feet below mean sea level. This map is included as Plate 4. <br /> 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1940, 1952, 1963, and 1975. Four additional photographs, <br /> dated 1993, 2002, 2014, and 2023 were obtained from Google Earth. <br /> In the 1937 and 1940 photos, the Site appears to be irrigated pasture divided by <br /> ten field roads and/or irrigation canals. Near the center of the north side of the <br /> parcel is a cluster of five or more small structures. A cluster of three small <br /> structures is near the northeast corner. To the north of the Site is Highway 12 <br /> (Terminous Road), followed by irrigated pasture and three building clusters. <br /> Additional fields of irrigated pasture lie to the south, east, and west. A cluster of <br /> five small structures can be seen on the adjacent parcel to the south. The <br /> southeast corner of the Site is defined by Sargent Slough. <br /> In the 1952 photo, the cluster of buildings near the center of the northern side of <br /> the Site is no longer visible. Peatland Road on the west side of the Site is <br /> labeled "Gerrard Road." Eight structures can now be seen in the cluster on the <br /> adjacent parcel to the south. One of the building clusters north of the Site has <br /> been mostly removed. <br /> LOGE 2548 2 <br />
