REVISED STANDARDS AND ORDINANCE REQUIREMENTS <br /> PA-2600049 <br /> COUNTY OF SAN JOAQUIN/SITE DESIGN COLLABORATIVE <br /> Revisions of Approved Actions No. PA-2500049 for previously approved Zoning Compliance Review <br /> No. PA-2500032 was approved by the Community Development Department on May 1, 2026. The <br /> effective date of approval is May 1, 2026. This approval will expire on May 1, 2029,which is thirty-six <br /> (36) months from the effective date of approval, unless (1) all Ordinance Requirements have been <br /> complied with,and(2)all necessary permits from other agencies have been issued and remain in force. <br /> Those requirements followed by a Section Number have been identified as Ordinance Requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: [209]468-3121) <br /> a. BUILDING PERMIT: Submit an"APPLICATION-COMMERCIAL BUILDING PERMIT".The Site Plan <br /> required as a part of the building permit must be prepared by a registered civil engineer or licensed <br /> architect. This Plan must show drainage, driveway access details including gates, on-site parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN <br /> CHECK LIST'for details). Foundation and soils investigation shall be conducted in conformance with- <br /> Chapter 18 of the California Building Code at the time of permit application. A fee is required for the <br /> Site Plan review. (Development Title Section 9-802.020) <br /> b. APPROVED USE: This approval is for a combination fueling station for automobiles and trucks as <br /> shown on the Site Plan submitted FebruaFy 3,2 February 4, 2026, to include: <br /> • 2 fueling canopies totaling 10,221 square feet with 22 fueling stations <br /> • 5,982 square foot convenience store to include off premise liquor sales and tobacco sales <br /> • Recreational vehicle waste dump station <br /> (Use Types: Fuel Sales-Automobiles; Fuel Sales-Trucks; Retail Sales and Services-Convenience <br /> Store) <br /> All aspects of this project shall comply with the standards and requirements contained in the Stockton <br /> Metropolitan Airport Special Purpose Plan —Airpark 599 Airport East Addendum dated October 13, <br /> 2020. (SMA SPP Addendum) <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital Facility <br /> Fee is applicable, the County shall collect the fees before the issuance of any building permits. <br /> (Development Title Section 9-1245.2) <br /> d. BUILDING HEIGHT: Retail/Service buildings shall be limited to a single floor and maximum height of <br /> 30 feet. (SMA SPP Addendum Ch.4.5.16) <br /> e. BUILDING SETBACKS: Street setbacks are measured from face of curb to build to line.Side and rear <br /> setbacks are measured from the property line. (SMA SPP Addendum Ch. 4.5.17) <br /> 1. Street Setbacks: <br /> A. The minimum building setback shall be 25 feet. <br /> B. The minimum landscape parking setback is 25 feet. <br /> 2.
