A. The minimum building setback from property line is 10 feet. <br /> B. The minimum building setback from buildings is 30 feet. <br /> C. The minimum landscaped setback from Building to Parking is 5 feet. <br /> f. VEHICLE PARKING: Off-street parking shall be provided and comply with the following: <br /> 1. All permanent parking lots, including internal circulation and loading areas, shall be surfaced <br /> and permanently maintained with asphalt concrete or Portland cement concrete. Bumper <br /> guards and/or wheel stops shall be provided when necessary to protect adjacent structures or <br /> properties. (Development Title Section 9-406.060[i]) <br /> 2. A minimum of 44 permanent off-street vehicle parking spaces shall be provided for the project. <br /> (3 spaces are required for every 1,000 sq. ft. of building area; 1.2 spaces are required for every <br /> fueling station). (Development Title Section 9-406.040) <br /> 3. Each vehicle parking stall shall be an unobstructed rectangle, minimum 9 feet wide and 20 feet <br /> long. (Development Title Section 9-406.060) <br /> 4. All parking stalls and directional arrows shall be delineated with paint or similar distinguishable <br /> material. (Development Title Section 9-406.040[e]) <br /> g. ACCESS: The following requirements apply and shall be shown on the Site Plan: <br /> 1. Access driveways shall have a width of no less than 25 feet for two-way aisles and 16 feet for one- <br /> way aisles, except that in no case shall driveways designated as fire department access be less <br /> than 20 feet wide. (Development Title Section 9406.060[n][1]) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1. All off-street parking areas where the parking area is used at night shall be provided with exterior <br /> lighting.(Development Title Section 9-406.060[m]) <br /> 2. All lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted,except onto public roads, provided, however,that such light shall <br /> not cause a hazard to motorists. (Development Title Section 9-406.060[m][3]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1. All required front and street-facing side setbacks, except for areas used for driveways or entries, <br /> shall be landscaped. (Development Title Section 9-402.030[a]) <br /> 2. A 10-foot-wide landscaped area shall be installed between parking areas and adjacent public <br /> streets. (Development Title Section 9-040.030[c][2]) <br /> 3. A minimum of 10 percent of the interior of any parking lot area shall be landscaped. <br /> (Development Title Section 9-406.060[I][1]) <br /> 4. No landscape planter that is to be counted toward the required landscape area shall be smaller <br /> than 25 square feet in area, or four feet in any horizontal dimension, excluding curbing. <br /> (Development Title Section 9-406.060[I][2]) <br /> 5. Landscaped areas shall be well-distributed throughout the parking lot area. Parking lot <br /> landscaping may be provided in any combination of: <br /> A.
