B. Landscaped planting strips between parking areas and adjacent buildings or along internal <br /> walkways; <br /> C. Landscaped islands located between parking stalls or at the ends of rows of parking stalls; <br /> and, <br /> D. On-site landscaping at the parking lot perimeter. (Development Title Section 9-406.060[3]) <br /> 6. Parking area landscaping shall include 1 tree for each 4 parking stalls (excluding and shall be <br /> evenly spaced throughout the parking lot. When planted, trees shall be at least five gallons in <br /> size. (Airpark 599 and Airport East Addendum, p. 20 and Development Title Section 9- <br /> 402.030[c][1]) <br /> 7. Native plants, particularly native trees and shrubs shall be considered as the first alternative <br /> when selecting plants. (Development Title Section 9-402.040[c][3]) <br /> i. SCREENING: <br /> 1. All storage materials and related activities, including storage areas for trash, shall be screened so <br /> as not to be visible from adjacent properties and public rights-of-ways. This screening shall be <br /> between 6 and 8 feet in height. Items stored within 100 feet of a public street or a Residential zone <br /> shall not be stacked higher than 2 feet above the adjacent screen. Exceptions can be approved <br /> by the Zoning Administrator. (Development Title Section 9-400.040[c][3][C][i]) <br /> 2. All exterior electrical cage enclosures and storage tanks shall be screened from view from adjacent <br /> public streets and Residential zones. (Development Title Section 9400.040[c][3][C][ii]) <br /> j. SIGNS: Sign details shall be consistent with Chapter 7—Signage Guidelines of the SMA SPP <br /> Addendum and be included on the Site Plan.All portions of any sign shall be set back a minimum of 5 <br /> feet from existing and future right-of-way lines and shall not block pedestrian or vehicle rights-of-way <br /> or obstruct drivers'visibility. (Development Title Section 9408.070[p]) <br /> k. BUILDING CODE REQUIREMENTS: The following 2022 California Building Code (CBC) and San <br /> Joaquin County Ordinance requirements will be applicable to the proposed project. The following <br /> conditions shall be addressed prior to submittal of a building permit application to the Building <br /> Inspection Division: <br /> 1. A building permit for each separate structure or building is required. Submit plans, <br /> Specifications and supporting calculations, prepared by a Registered Design Professional <br /> (architect or engineer) for each structure or building, showing compliance with the California <br /> Building, Existing Building, Mechanical, Plumbing, Electrical, Energy, Green building and Fire <br /> Codes as may be applicable. Plans for the different buildings or structures may be combined <br /> into a single set of construction documents. <br /> 2. A grading permit will be required for this project. Submit plans and grading calculations, <br /> including a statement of the estimated quantities of excavation and fill, prepared by a <br /> Registered Design Professional. The grading plan shall show the existing grade and finished <br /> grade in contour intervals of sufficient clarity to indicate the nature and extent of the work and <br /> show in detail that it complies with the requirements of the code. The plans shall show the <br /> existing grade on adjoining properties in sufficient detail to identify how grade changes will <br /> conform to the requirements of the code. <br /> 3. A soils report(HIGHLY Expansive soil)is required pursuant to CBC§ 1803 for foundations and <br /> PA-2600049—Conditions of Approval 3 <br />
