BACKGROUND I PURPOSE OF PROPOSED WORK <br /> SCHUTZE & Associates, Inc. completed a preliminary review of historical and regulatory <br /> documentation related to the subject site and its vicinity in October 2019. Based on the <br /> preliminary review, SCHUTZE & Associates, Inc. noted the following: <br /> • Historical site use: From the 1960s until the present, the front portion of the site <br /> (bordering on East Mariposa Road) has been used as a truck repair facility and an <br /> automobile junk yard has been on the rear portion of the property. Former <br /> occupants of the site have included Diesel Truck Service and Corona PM Road <br /> Service, both of which have agency listings related to hazardous waste <br /> handling/disposal. <br /> Historical operations of this type often included vehicle parts washing, which was <br /> generally done with solvents such as trichloroethene (TCE), and the use/storage of <br /> fuels such as gasoline and diesel. Although indications for the existence of fuel <br /> USTs at the property were not found in the documentation reviewed, based on <br /> ground staining observed on historical aerial photographs there is a potential that a <br /> waste oil tank may have existed at the northwestern corner of the front truck repair <br /> building. <br /> • Adjacent Historical LUST Site: Listings for underground storage tanks (USTs) <br /> were found for the east-adjacent site (Husky Crane), which is a former LUST2 <br /> cleanup site. Records indicating that this leaking tank site has been environmentally <br /> investigated were not reviewed. <br /> Based on the current and historical activities at the subject site, as well as the existence of <br /> the adjacent former LUST site, SCHUTZE & Associates, Inc. recommended a Phase II <br /> Subsurface Investigation and produced the following report for the completed work: <br /> Phase 11 Subsurface Investigation, Industrial Property, 2327 East Mariposa Road, <br /> Stockton, San Joaquin County, California, dated August 3, 2020. <br /> The Phase II investigated (1) if former and currently existing on-site truck repair and truck <br /> storage activities have environmentally impacted soil and groundwater beneath the site <br /> and (2) whether the adjacent former LUST facility had impacted groundwater beneath the <br /> site. Three borings were drilled on the northeastern end of the property and three borings <br /> on the southwestern end, to depths of 55-60 feet below ground surface (ft bgs), to <br /> characterize the soil and collect groundwater samples. An additional two borings were <br /> drilled to 10 ft bgs to collect shallow soil samples in the central portion of the site. <br /> Based on the results of the Phase II Subsurface Investigation, no significant environmental <br /> impacts were identified for the subject site and further environmental investigations at the <br /> subject property were not anticipated. <br /> However, following a subsequent site visit for the completion of a Phase I Environmental <br /> Site Assessment (ESA), SCHUTZE & Associates, Inc. has recommended a limited <br /> 2 Leaking underground storage tank <br /> SCS700.4—2327 East Mariposa Road <br />
