Impacted and Exposed Media
Impacted and exposed media pertain to the VOCs related to the Quality Cleaners and the 1991
petroleum hydrocarbon release, residual TPH and associated PAHs, PCB, and metals related to
the 1991 petroleum hydrocarbon release, and OCPs related to the former agricultural use of the
Site. These media are discussed below.
Quality Cleaners VOCs
Four 10-foot deep soil samples collected from beneath and adjacent to the dry cleaning suite did
not contain detectable concentrations of VOCs.
Three 10-foot deep groundwater samples contained dissolved detectable PCE; a sample from
beneath the dry cleaner contained 2.8 µg/L, and two samples proximate to the south of the dry
cleaner suite contained 8.8 µg/L and 30 µg/L, respectively.
Four sub-slab soil gas samples contained PCE at concentrations ranging from 1,200 µg/m3 to 3,300
µg/m3. One sub-slab soil gas sample contained 350 µg/m3 TCE, most likely as the result of the
dechlorination of PCE.
Because of the detection of somewhat elevated concentrations of PCE/TCE in sub-slab soil gas
samples there is the potential that air within the dry cleaning suite, and, to a lesser extent, in the
adjacent suites, may have discernable impacts due to vapor intrusion. There are no indications that
other media such as drinking water, surface water or ecological receptors have been impacted or
are currently threatened.
Petroleum Hydrocarbons
Based on information within the EHD records, TPH and BTEX impacted soil was present within
the subject property. There is currently no data pertaining to petroleum hydrocarbon impacts to
groundwater.
Other COPC
Currently, there are no data pertaining to other COPC, including PAHs,PCBs, LUFT Metals, and
OCPs.
Release Mechanism and Primary and Secondary Sources of COPC
Release mechanisms and sources of COPC pertain to the VOCs and DP-2000 related to the Quality
Cleaners; residual TPH, BTEX, PAHs, PCBs, LUFT Metals related to the 1991 petroleum
hydrocarbon release; and OCPs related to former agricultural activities, and are discussed below.
Sampling and Analysis Workplan
Tracy Corners Shopping Center
3225 North Tracy Boulevard
Tracy,California 95376
Partner Project Number SM14-129814
Docket Number HAS-VCA 14/15-108
August 15,2016
Page 17
