Building Construction and Ground Cover <br /> The structures in the Tracy Shopping Center are wood-frame with slab-on-grade foundations and <br /> no basements. Silty sand was observed underlying the slab associated with the Quality Cleaners <br /> during December 2014 sub-slab sampling With the exception of sparse landscaping the ground <br /> surface within the Site is paved with asphalt concrete. There are no know unique Site features that <br /> appear to be influencing the fate or transport of the Site COPC. <br /> Contaminants of Potential Concern <br /> Contaminants of potential concern (COPC) are the VOCs and DP-2000 related to the Quality <br /> Cleaners and TPH and other COPC related to the 1991 petroleum hydrocarbon release. In addition, <br /> in consideration of the former agricultural use of the Site, environmentally persistent pesticides <br /> are COPC. These respective COPC are discussed below. <br /> Quality Cleaners VOCs <br /> The primary COPC is PCE which appears to have been used from circa 1992 to possibly until <br /> 2007. Currently, the dry cleaners uses a petroleum hydrocarbon solvent(DP-2000). To date, no <br /> inventory of materials within the dry cleaning suite or adjacent suites has been conducted to <br /> identify other COPC. As noted in Section 2.0, TCE was detected in a sub-slab soil gas sample. <br /> Petroleum Hydrocarbons <br /> Historical documentation from within EHD records indicates that possible residue of petroleum <br /> hydrocarbons that were discovered in 1991 may be within soil and groundwater. The COPC <br /> associated with the 1991 release include TPH-g, TPH-d, TPH-mo; and petroleum hydrocarbon <br /> VOCs benzene, toluene, ethylbenzene, and total xylenes (BTEX). <br /> Polyaromatic Hydrocarbons, Polychlorinated Biphenyls, and LUFT "Wear"Metals <br /> Other COPC related to the petroleum hydrocarbon release are polyaromatic hydrocarbons(PAHs), <br /> polychlorinated biphenyls(PCBs),and Leaking Underground Fuel Storage Tank(LUFT)guidance <br /> "wear"metals (cadmium, chromium, nickel, lead, and zinc). <br /> Ogganochlorine Pesticides <br /> Agricultural COPC, specifically environmentally persistent organochlorine pesticides (OCPs) <br /> including but not limited to endosulfan, endrin and dichlorodiphenyltrichloroethane (DDT), may <br /> be present in shallow soil. <br /> Sampling and Analysis Workplan <br /> Tracy Corners Shopping Center <br /> 3225 North Tracy Boulevard <br /> Tracy,California 95376 <br /> Partner Project Number SM14-129814 <br /> Docket Number HAS-VCA 14/15-108 <br /> August 15,2016 <br /> Page 16 <br />
