Cleanup in Vulnerable Communities'Initiative Final Project Reference:Bobson Cleaners Discovery and Enforcement Discovery Project Number:60688620-5.1 Investigation Work Plan The EDR report states the bedrock geology of the Site is of the Cenozoic Era Quaternary System, Quaternary Series with a Stratified Sequence. 2.3.3 Hydrogeologic Setting The Site is located within the Eastern San Joaquin Valley groundwater subbasin inside of the San Joaquin Valley basin.2 Within 1 miles of the Site are 10 monitoring wells.3 According to information provided by the SWRCB online GeoTracker database', depth to groundwater measured at the Quick Stop Market No. 121 (Case No.T0607700831) located at 1196 W. Louise Avenue, approximately 1 miles north-northwest of the Site, was measured at depths of approximately 14 to 24 feet below ground surface (bgs)in 2006, and the groundwater flow direction was calculated as north-northeast. It should be noted that the actual depth and flow direction of groundwater beneath the Site cannot be determined without Site-specific groundwater monitoring well data. According to Federal Emergency Management Agency(FEMA)information (Map Panel 06077CO64OF effective on October 16,2009)available online on the FEMA website5,the Site is not within a 100-year flood zone. 2.3.4 Climatological Setting The Site is located in central Manteca, California,which has hot, arid, and clear summers and short, cold,wet, and partly cloudy winters.Temperatures in the area typically vary between 39 degrees Fahrenheit(°F)and 95°F and are rarely below 30°F or above 103°F.Annual rainfall average is 19 inches. Nearly all rainfall occurs between October and May. Prevailing wind direction is westerly.6 2.4 Current and Historical Land Uses Historically,the Site was vacant until approximately the 1950s.The Site was developed in 1968 and operated as a dry cleaner from at least 1968 to 2005, per city directories and the EDR reports.The Site served as a commercial space from 2010 until present. Building permits describe the Site as commercial space as early as 1968 and as recent as 2023.The EDR city directories indicate that the Site functioned as a and insurance office,therapist, and massage parlor from 2010 to 2023.
