To authorize Partner to proceed with this project, please sign <br /> and date the attached Authorization and forward the entire agreement by fax or email to Partner. <br /> Project History <br /> Partner completed a Phase I Environmental Site Assessment Report(Phase 1)for the subject property,dated <br /> September 2,2020,on behalf of U.S.Bank. Based on the information reviewed and the site reconnaissance, <br /> the subject property consists of one parcel of land comprising OA01 acre located on the southwest corner <br /> Of the North Wilson Way and East Acacia Street intersection within a mixed commercial and residential area <br /> Of Stockton, San Joaquin County, California. The subject property is currently developed with a two-story <br /> building, which was constructed between 1917 and 1923 and is occupied by Kelly's Kitchen & Bath and <br /> Overeaters Anonymous for commercial use. On-site operations consist of kitchen and bath fixtures sales, <br /> general administrative office operations, and limited workshop operations for making showroom displays <br /> (Kelly's Kitchen &Bath) and administrative operations (Overeaters Anonymous). In addition to the current <br /> structure,the subject property is also improved with asphalt-paved parking areas, associated landscaping, <br /> and drainage features. <br /> According to available historical sources,the subject property was formerly undeveloped from as early as <br /> 1913; developed with a single story dwelling on the northeast corner from sometime between 1913 and <br /> 1917 until 1957;developed a structure on the northwest portion of the subject property from 1923 through <br /> 1984; and developed with the current structure on the southern portion of the subject property by 1917 <br /> (with small additions constructed in 1930 and 1943)through the present.Tenants on the subject property <br /> have included private residents(1911-1950);National Towel &Laundry Co/National Towel &Linen Supply <br /> (1923-1984); Parisian Laundry & Cleaners (1961); and Kelly's Plumbing Supply/Kelly's Kitchen & Bath <br /> Showroom(1990-present). <br /> The following recognized environmental condition (REC)was identified in the Phase I: <br /> According to historical sources and review of building department records, the subject property <br /> building was occupied by National Towel & Laundry Co./National Towel & Linen Supply from at least <br /> 1923 through 1984 and Parisian Laundry&Cleaners in 1961.
