Limited Phase II Site Assessment Work Plan
TRICO PROPERTY
1173 North Main Street, Manteca, California
1.0. INTRODUCTION
AdvancedGeo, Inc. (AGI) has prepared this Limited Phase 11 Site Assessment Work Plan
for the property located at 1173 North Main Street, Manteca, California (site). The scope
of work includes the advancement of seven (7) soil borings for the collection of soil and
groundwater samples, installation of two temporary soil-vapor sampling points for
collection of soil-vapor samples and preparation of a report.
This work plan has been prepared as required by the San Joaquin County Environmental
Health Department (EHD) application for drilling permit. A plan of the site with proposed
soil boring locations is presented in Figure 1.
2.0 SCOPE OF WORK
It is our understanding that the property operated as an auto repair facility since at least
1963. A Transaction Screen Analysis (TSA) performed for the site identified three in-
ground hydraulic lifts and the historical use of hazardous materials on the property. Upon
further inspection, two hydraulic lifts and a clarifier are located on the property. According
to the property owner, hazardous materials were stored on the western side of the
property outside of the building structure. Based on these findings a limited Phase II
environmental site is proposed to evaluate if property use as an auto repair facility has
impacted the subsurface. The following tasks include:
• Permitting and pre-field work activities.
• One soil boring (131) will be advanced to five feet bsg in the former hazardous
waste storage area for collection of a soil sample on the southwestern side of the
property.
• One soil boring (132) will be advanced to ten feet bsg for collection of soil samples
adjacent to the clarifier located on the west side of the property building.
• A total of four soil borings (133 through 136) will be advanced to a depth of 15 feet
below surface grade (bsg) adjacent to the inground hydraulic lifts for collection of
soil samples.
• One soil boring (137) will be advanced to 25 feet bsg for collection of soil and a grab
groundwater sample on the northwest portion of the property.
• One soil boring (VP1) will be advanced to 5 feet bsg in the location of the parts
washer for collection of a soil-vapor sample.
• One soil boring (VP2) will be advanced to 5 feet bsg in the location of the clarifier
for collection of a soil-vapor sample.
