Limited Site Investigation � Terracon <br /> Vacant Property I Tracy, California <br /> May 26, 2023 1 Terracon Project No. NA197074B <br /> F Relatively low concentrations of TPH and VOCs were reported in limited soil <br /> samples. <br /> VOCs were reported in only one soil boring location during the investigation. <br /> ' Based on the site soil data and LTCP evaluation, Terracon suggests site closure <br /> consideration per the LTCP. <br /> Groundwater <br /> ' One groundwater sample from SB18 was analyzed for TPH and VOCs. <br /> ' TPH-GRO was not detected above laboratory reporting limits in groundwater <br /> sample from SB18. <br /> TPH-DRO and TPH-ORO were detected in the groundwater samples analyzed. <br /> VOCs were not detected above laboratory reporting limits, except for low <br /> concentrations of chloroform. <br /> Based on the site groundwater data and LTCP evaluation, Terracon suggests site <br /> closure consideration per the LTCP. <br /> 7.0 Recommendations <br /> Based on the findings of this investigation, the limited extent of the TPH-DRO and TPH- <br /> ORO contamination remaining in place, the depth to groundwater, the utility easement <br /> which restricts development near the release area, and the proposed planned <br /> development of mixed residential and commercial/industrial land use, Terracon <br /> recommends no further investigation; however, Terracon does recommend the <br /> preparation of a Soil Management Plan (SMP) to be considered during development <br /> activities and earthwork to manage impacted soil, if encountered. <br /> Facilities I Environmental I Geotechnical I Materials 12 <br />
