Limited Site Investigation Frerracon
Vacant Property I Tracy, California
May 26, 2023 1 Terracon Project No. NA197074B
5.2.1 Total Petroleum Hydrocarbons
TPH-GRO was not detected in the groundwater samples collected from a depth of
approximately 58 feet bgs at concentrations above laboratory reporting limits from
temporary well SB18. TPH-DRO and TPH-ORO were detected in the groundwater samples
from SB18 at concentrations of 290 micrograms per Liter (pg/L) and 550 pg/L,
respectively.
5.2.2 Volatile Organic Compounds
VOCs were not reported in concentrations above laboratory reporting limits, except for
chloroform, which was reported at a concentration of 6.0 pg/L.
5.3 Quality Control/Quality Assurance and Data Validation
Quality control/quality assurance (QC/QA) of analytical data was maintained using the
following methods and procedures:
L Established reporting limits (RLs) and method detection limits (MDLs) with the
laboratory that meet data quality objectives (DQOs);
Laboratory QA/QC controls, such as laboratory control standard (LCS), matrix spike
(MS), and matrix spike duplicate (MSD);
' Collection of samples in laboratory provided containers;
Chain-of-custody protocols;
' Storage and transportation of soil samples in secured chilled containers; and
' Decontamination of reusable sampling equipment.
Any discrepancy in the laboratory QC/QA is notated in the laboratory reports, which are
included as Appendix D.
6.0 Findings and Conclusions
Based on the scope of services described in this report and subject to the limitations
described herein, Terracon concludes the following:
Soil
' Seventeen soil samples were analyzed for TPH and VOCs during the June 2021
investigation.
Facilities I Environmental I Geotechnical I Materials 11
