1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> This report pertains to Parcel Map 17017 of the Holly Commerce Center in Tracy, California (Site). <br /> The Site has been evaluated for potential environmental contamination sources that may represent <br /> constraints to the planned commercial development of the Site. This report has also been prepared to <br /> support the completion of a San Joaquin County Environmental Health Department Subsurface and <br /> Subsurface Contamination Report Requirement Checklist required as part of the project entitlement <br /> and approval process. <br /> 1.1 Description of Site <br /> The Site is comprised of 123.66 acres as depicted in the proposed parcel map and is collectively <br /> referred to as San Joaquin County Assessor's Parcel Number (APN) 212-160-200 with 212-160- <br /> 190. The Site is situated along W Sugar Road, S Holly Drive and Arbor Avenue. The proposed parcel <br /> map is included as an attachment to this report. <br /> 1.2 Description of Proposed Development <br /> A proposed parcel map for the planned new configurations of legal parcels that comprise the Site is <br /> attached to this report. As shown on the map, the Site is proposed to be subdivided in to five primary <br /> sections as follows: <br /> • Proposed Parcel 1 — 11.14 acres <br /> • Proposed Parcel 2—4.63 acres <br /> • Proposed Parcel 3 — 12.38 acres <br /> • Proposed Parcel 4—32.38 acres <br /> • Designated Remainder Parcel—63.13 acres <br /> The site has been redeveloped to accommodate wholesale distribution, warehouse industrial, service <br /> establishments, construction contracting and a wide range of manufacturing and storage uses. <br /> 1.3 Parcel Location Map <br /> An aerial photograph with approximately parcel boundaries delineated is attached to this report.
