The proposed use will not create any nuisances arising from the emission of odor, dust, gas, noise, <br /> vibration, smoke, heat or glare at a level exceeding ambient conditions. <br /> • This finding can be made because the proposed Administrative Use Permit recognizes an <br /> existing commercial establishment and regulates live entertainment and outdoor activities <br /> through operational standards and Conditions of Approval. The site has <br /> established access from the existing roadway network and is served by existing utilities, <br /> drainage facilities, and public services adequate to accommodate the proposed <br /> Administrative Use Permit. The project does not involve expansion of the existing <br /> commercial building or intensification of development requiring additional public <br /> infrastructure improvements.Therefore,the site is adequately served by highways,streets, <br /> water, storm drainage, and other public facilities and services. <br /> 7. The proposed use complies with all applicable provisions of this Title. <br /> • This finding can be made because the proposed Administrative Use Permit allows live <br /> entertainment at an existing Eating and Drinking Establishment,permits more than one food <br /> truck, and recognizes an existing 340-square-foot as-built patio cover within the General <br /> Commercial (C-G) zoning district, where the use is permitted subject to approval of an <br /> Administrative Use Permit.
