FN Appendix 8—Subject Properties and Adjacent Sites Summaries
Port of Stockton, Stockton, CA
gasoline, TPH-diesel, and benzene, toluene, ethylbenzene, and xylene (BTEX). There is a LUC
associated with this site, and remediation is ongoing. The release of gasoline to soil and
groundwater at Building #817 and its proximity to the Site (<500 ft) represents a REC for the
Site.
916B ROUGH AND READY ISLAND, NCS BUILDING#916B
The potential media of concern at NCS Building #916B are soil and groundwater. In 1997, a
UST was excavated and removed from this site, along with petroleum-affected soil. In 2008, a
subsurface investigation detected low concentrations of TPH-diesel and TPH-motor oil in soils
around Building #916B, and detected TPH-diesel, TPH-motor oil, and 2-Butanone in
groundwater samples. On December 24th, 2019, this site was issued a No Further Action letter.
There is a LUC associated with this site. The historical release of diesel at this address, given
its proximity to the Site (<500 ft) and associated LUC, represents a CREC for the Site.
DAVIS AVENUE, NCS BUILDING#617
The potential contaminants of concern at NCS Building #617 are lead and gasoline, and the
potential media affected are soil and groundwater. A 1999 report documented low
concentrations of TPH, chlorobenzene, and phenol in soil samples around Building #617, and
elevated concentrations of TPH, specifically TPH-gasoline, were detected in groundwater.
There is a LUC associated with this site. The historical release of lead and gasoline to soil and
groundwater, given its proximity to the Site (<500 ft) and associated LUC, represents a CREC
for the Site.
NORTHEAST CORNER OF FYFFE AVENUE AND JAMES DRIVE,AREA OF CONCERN#2
On April 4th, 2023, Mr. Jason Cashman (Environmental and Regulatory Affairs Manager, Port of
Stockton) identified Area of Concern (AOC)#2 as an active cleanup site. The potential
contaminant of concern is PFAS, and the potential media of concern are soil, groundwater, and
sediment. AOC #2 includes a firehouse where the storage and/or potential use of Aqueous Film
Forming Foam (AFFF) may have contributed to PFAS contamination. The Navy is conducting a
cleanup program at this site. The presence of PFAS in soil, groundwater, and sediment at this
site, and its proximity to the Site (<500 ft) represents a REC for the Site.
WESTERN PORTION OF ROUGH AND READY ISLAND(LANDFILL AREA)
The potential contaminants of concern in the landfill area are PCBs, trichloroethylene,
trichloroethane, tetrachloroethylene, BTEX, heavy metals, paints, petroleum products,
pesticides, pentachlorophenol, and battery acids. The soil in the landfill area is contaminated,
and the groundwater may have been contaminated in addition to surface waters. Shallow VOC
plumes in the landfill area are not fully defined in all directions and could potentially impact
nearby drainage channels, with potential human or animal exposure. Though the landfill area is
over 500 ft away from the Site, the undefined extent of VOC plumes represents a REC for the
Site.
