FN Appendix 8—Subject Properties and Adjacent Sites Summaries <br /> Port of Stockton, Stockton, CA <br /> 305 FYFFE AVENUE,SITE 47 <br /> The potential contaminants of concern at Site 47 are arsenic and PAHs. The potential medium <br /> affected is soil. Since the 1940s, Site 47 has been used for several purposes, including as a <br /> construction yard, equipment storage area, housing area, and a skeet/trap shooting range. <br /> From 1995 to 2020, contaminants detected above reporting limits in soil included: numerous <br /> inorganic metals, semi-volatile organic compounds (SVOCs), TPH-motor oil, VOCs, <br /> organochlorine pesticides (OCPs), and polychlorinated biphenyls (PCBs). Remediation is <br /> actively occurring at Site 47. LUCs are in place at this site for non-residential use, including a <br /> requirement that Site 47 be used solely for industrial and Port related activities. The presence of <br /> contaminants at this site and its proximity to the Site (<500 ft) represent a REC for the Site. <br /> 305 FYFFE AVENUE,SITE 50 <br /> The potential contaminants of concern at Site 50 are lead and waste oil (motor, hydraulic, and <br /> lubricating), and the potential medium of concern is groundwater. Site 50 is a former battery <br /> storage area that also included interior and exterior sumps, an interior floor drain, and an <br /> exterior storm water catch. On March 28th, 2012, Site 50 received a No Further Action letter. <br /> LUCs are in place at this site for non-residential use. The historical release of contaminants to <br /> groundwater at Site 50, given its proximity to the Site (<500 ft) and associated LUCs, represents <br /> a CREC for the Site. <br /> 517 ROUGH AND READY ISLAND, NCS BUILDING#517 <br /> The potential contaminants of concern at NCS Building #517 are leaded gasoline and diesel, <br /> and the potential media affected are groundwater (not drinking water) and soil. Two 4,000- <br /> gallon single wall steel LUSTs containing these contaminants were closed and removed in <br /> 1990. There is a LUC associated with this site. The historical release of leaded gasoline and <br /> diesel at Building #517, given its proximity to the Site (<500 ft) and associated LUC, represents <br /> a CREC for the Site. <br /> 816 ROUGH AND READY ISLAND, NCS BUILDING#816 <br /> The potential contaminant of concern at NCS Building #816 is waste oil (motor, hydraulic, <br /> lubricating) and the potential media affected are soil and groundwater. In 1989, a 4000-gallon <br /> waste oil LUST was removed from the site. A 2009 groundwater monitoring report noted the <br /> presence of benzene, toluene, ethylbenzene, and xylenes (BTEX) in groundwater samples <br /> collected around Building #816, with benzene concentrations exceeding the maximum <br /> contaminant level. There is a LUC associated with this site. The historical release of waste oil at <br /> Building #816, given its proximity to the Site (<500 ft) and associated LUC, represents a CREC <br /> to the Site. <br /> 817 ROUGH AND READY ISLAND, NCS BUILDING#817 <br /> A LUST is located at this site, and the contaminant of concern is regular gasoline. The potential <br /> media affected are soil and groundwater. In 2019 and 2022, soil vapor samples and <br /> groundwater samples collected near Building #817 yielded elevated concentrations of TPH- <br />
