1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one parcel totaling 123.2 acres. The project is in <br /> a agricultural community. The address is 3359 N. Fine Road, Linden, California 95236. The <br /> project is in an agricultural community and is zoned AG-40. The Assessor's Parcel Number is <br /> 105-240-9�' <br /> Description of proposed development: The purpose of this project is to subdivide the existing <br /> 123.2 acre parcel into three 40 acre parcels and one 3.2 acre homesite parcel. <br /> 1.2 Parcel vicinity location map: (See Appendix). <br /> 1.3 Site map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present uses at the site to assess potential problems: The present <br /> owner, The Beckly Vineyard Limited Partnership has owned subject property for over 10 years. <br /> The past and present uses of the property has been for residential and agricultural purposes. The <br /> future use of parcel 1 will be for residential purposes. Parcel 2 and 3 will continue to be used for <br /> agricultural and residential purposes. The future use of the Homesite Parcel will be residential. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: There are currently 5 permitted septic <br /> systems on this project site serving the 5 residences on this site. The first serves Building #2 as <br /> shown on the Tentative Map attached, (See Appendix). This system consists of a septic tank, <br /> approximately 280' of leach lines, and (3) 48" x 25' deep seepage pits. The next system serves <br /> Building#5 as shown on the Tentative Map attached and consists of one 1200 gallon septic tank, <br /> and 170 feet of leach lines. The next system serves Building#9 as shown on the attached <br /> Tentative Map and consists of a septic tank, approximately 90' of leach lines, and one 33" x 25' <br /> deep seepage pit. The next system serves Building#10 as shown on the Tentative Map attached <br /> and consists of one 800 gallon septic tank, 140' of leach lines, and one 33" x 25' deep seepage <br /> pit. The last on-site septic system serves Building #11 as shown on the attached Tentative Map <br /> and consists of one septic tank, 100' of leach lines, and two 48" x 25' deep seepage pits. <br /> 3.2 Site Septic Permit History: Research for on-site septic permits revealed numerous permits <br /> for this parcel. (See Appendix) <br /> 3.3 Discussion of On-site Repair History: There is no history of on-site septic repair however <br /> there have been additions to the systems. (See Appendix) <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consists of what seam to be standard systems consisting of leach lines and seepage <br /> pits. <br /> 1 <br />
