1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> one <br /> 1.1 Description of Site: The project consists of:Kparcel totaling 12f acres. The project is in an <br /> agricultural community. The address is 10779 S. Airport Way, Manteca California 95336 and is <br /> zoned AU-20. The Assessor's Parcel Number is 177-500-28. <br /> Description of proposed development: The purpose of this project is to create a 2.01 acre <br /> parcel and one 9.99 acre parcel from the existing 12 acre parcel. This application was approved <br /> based on the two pre-1961 houses on one parcel provision. <br /> 1.2 Parcel vicinity location map: (See Appendix). <br /> 1.3 Site map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present uses at the site to assess potential problems: The present <br /> owner, Elmer's Farm, LLC has owned this property for 7 years. The past and present uses of <br /> property has been for residential and agricultural purposes. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: There are two septic systems servicing <br /> the existing residences. The one to the north consists of a septic tank, (3) leach lines, and seepage <br /> pits. The one to the south consists of a septic tank, (1) leach line, and seepage pit.(See Appendix) <br /> 3.2 Site Septic Permit History: Research for on-site septic permits revealed no permits for this <br /> parcel. (See Appendix) However, there are two existing septic systems on-site. <br /> 3.3 Discussion of On-site Repair History: There is no history of on-site septic repair. The owner <br /> has no knowledge of on-site septic repairs. (See Appendix) <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seem to be standard systems consisting of leach lines and seepage <br /> pits. <br /> 3.5 General area septic permit history (number/types/dates of permits, age of system, <br /> permit numbers, copies in report): In searching permits for septic systems in San Joaquin <br /> County Environmental Health Department records, the septic systems in this general area range <br /> in installation dates from 1968 to 2021.
