SHEET 3 of 3 SHEETS February, 2024 PURSUANT TO 6644S(G) & 66434.2(A) OF THE SUBDIVISION MAP ACT: THE FOLLOWING CONDITIONS OF APPROVAL ARE FOR INFORMATION PURPOSED ONLY AND IS NOT INTENDED TO AFFECT RECORD TITLE INTEREST. Conditions of Approval This approval is subject to the Conditions of Approval shown below and the approved Tentative Parcel Map as illustrated on Exhibit A. The following conditions shall be included as notes on the Final Parcel Map and recorded with the new parcels. Conditions of Approval are as follows: Planning & Engineering Division 1. The tentative parcel map approval is valid for 24 months after its effective date per SMC §16.188.100(B). 2. Show the location of proposed access to each parcel on Final Map. 3. Note on Final Map that the property owners, developers and/or successors4n4nterest (ODS) shall remove all nonstandard frontage improvements and existing tripping hazards along property frontages and replace with current vertical curb, gutter, and sidewalk City Standards. 4. The ODS shall pay the applicable fees per the McKinley/Moss Gardens Storm Drain Area of Benefit (AOB No. 68), prior to permit Issuance or recordation of the final parcel map. The ODS shall be responsible for the City's legal and administrative costs associated with defending any legal challenge of the approvals for this project or its related environmental document. 6. in order to minimize any adverse financial impact on the City of Stockton (COS) associated with development and/or use of the subject site, the ODS agrees that it will not challenge or protest any applicable fees associated with the development of the site, but if such fees are amended or modified, the ODS agrees to pay such fees as they may be amended or modified from time to time. 7. The ODS shall provide access to the new parcels created to be shown in the Final Map. 8. The Tentative Parcel Map shall comply with all applicable Federal, State, County, and City codes, regulations and adopted standards and pay all applicable fees. Municipal Utilities Department 9. Per Stockton Municipal Code Section 16-188.030, the tentative map shall Include all new sanitary sewer lateral and water lateral connections that will serve each parcel; and the proposed sanitary sewer lateral and water lateral that will serve the new parcel. in addition, identify the points of connection to those utility mains. a7 = 93S
