WEBER GRANT <br />CITY OF STOCKTON, SAN JOAQUIN COUNTY, <br />CALIFORNIA. <br />SHEET 3 of 3 SHEETS <br />February, 2024 <br />PURSUANT TO 6644S(G) & 66434.2(A) OF THE <br />SUBDIVISION MAP ACT: <br />THE FOLLOWING CONDITIONS OF APPROVAL ARE FOR <br />INFORMATION PURPOSED ONLY AND IS NOT INTENDED <br />TO AFFECT RECORD TITLE INTEREST. <br />Conditions of Approval <br />This approval is subject to the Conditions of Approval shown below and the approved Tentative <br />Parcel Map as illustrated on Exhibit A. The following conditions shall be included as notes on the <br />Final Parcel Map and recorded with the new parcels. Conditions of Approval are as follows: <br />Planning & Engineering Division <br />1. The tentative parcel map approval is valid for 24 months after its effective date per SMC <br />§16.188.100(B). <br />2. Show the location of proposed access to each parcel on Final Map. <br />3. Note on Final Map that the property owners, developers and/or successors4n4nterest <br />(ODS) shall remove all nonstandard frontage improvements and existing tripping hazards <br />along property frontages and replace with current vertical curb, gutter, and sidewalk City <br />Standards. <br />4. The ODS shall pay the applicable fees per the McKinley/Moss Gardens Storm Drain Area <br />of Benefit (AOB No. 68), prior to permit Issuance or recordation of the final parcel map. <br />Contact CDD Engineering, Thomas Willie Wong (Willie Wonaln stocktonca gov or 209- <br />937-8125) for more information. <br />5. The ODS shall be responsible for the City's legal and administrative costs associated with <br />defending any legal challenge of the approvals for this project or its related environmental <br />document. <br />6. in order to minimize any adverse financial impact on the City of Stockton (COS) associated <br />with development and/or use of the subject site, the ODS agrees that it will not challenge <br />or protest any applicable fees associated with the development of the site, but if such fees <br />are amended or modified, the ODS agrees to pay such fees as they may be amended or <br />modified from time to time. <br />7. The ODS shall provide access to the new parcels created to be shown in the Final Map. <br />8. The Tentative Parcel Map shall comply with all applicable Federal, State, County, and City <br />codes, regulations and adopted standards and pay all applicable fees. <br />Municipal Utilities Department <br />9. Per Stockton Municipal Code Section 16-188.030, the tentative map shall Include all new <br />sanitary sewer lateral and water lateral connections that will serve each parcel; and the <br />proposed sanitary sewer lateral and water lateral that will serve the new parcel. in addition, <br />identify the points of connection to those utility mains. <br />a7 = 93S <br />
