001 47783 <br />1 TWO HUNDRED FIFTY DOLLARS ($250) <br />2 within thirty (30) days after the approval and execution of this <br />3 AGREEMENT by the San Joaquin County Board of Supervisors. <br />4 2. Title to the property described herein shall vest in <br />5 COUNTY free and clear of all liens, encumbrances, assessments, <br />6 easements, leases and taxes, except COUNTY shall take title <br />7 subject to current taxes, which will be cleared and paid in the <br />8 manner required by SECTION 4986 of the Revenue and Taxation Code. <br />9 3. In consideration of the COUNTY waiving the defects and <br />10 imperfections of title, as set forth above, the undersigned <br />11 GRANTOR covenants and agrees to indemnify, defend and hold <br />12 harmless COUNTY from any and all claims that other parties may <br />13 make or assert on the title granted to COUNTY. The GRANTOR'S <br />14 obligation herein to indemnify COUNTY shall not exceed the amount <br />15 paid to the GRANTOR under this contract. <br />16 4. Any or all monies payable under this contract up to and <br />17 including the total amount of unpaid principal and interest on <br />18 note(s) secured by mortgage(s) or deed(s) of trust, if any, and <br />19 all other amounts due and payable in accordance with the terms <br />20 and conditions of said trust deed(s) or mortgage(s), shall upon <br />21 demand(s) be made payable,to the mortgagee(s) or beneficiary(ies) <br />22 entitled thereunder; said mortgagee(s) or beneficiary(ies) to <br />23 furnish GRANTOR with good and sufficient receipt showing said <br />24 monies credited against the indebtedness secured by said <br />25 mortgage(s) or deed(s) of trust. <br />26 S.
