Weber, 7th Floor <br /> Stockton, CA 95202 <br /> Re: Deferred Frontage Improvement Agreement - A-90-784 <br /> Irrevocable Offer and Agreement to Dedicate - A-90-783 <br /> Dear County Counsel: <br /> This letter is to inform you that this office represents Gary <br /> and Sharon Keylon. The Keylon's are owners of a parcel of land <br /> located at 7992 E. Woodbridge Road, Acampo, California. Their <br /> • property is colored blue on the enclosed map. The Keylon' s <br /> purchased the property in the spring of 1987, from Alvin A. Costa <br /> and Linda R. Costa. At the time of the purchase, the sale also <br /> included an additional parcel of land directly South of the blue <br /> parcel . The additional parcel is colored yellow on the enclosed <br /> map. This parcel at the time of the sale could not be included in <br /> the original deed because a boundary line adjustment had to be <br /> accomplished. <br /> When the property was surveyed, boundary line adjustment was <br /> accomplished and the new legal description was prepared, the <br /> Costa 's refused to sign the necessary deed to place the new parcel <br /> into the Keylon's name. <br /> The Keylons filed suit against the Costa ' s and Judgment was <br /> entered in the Keylon's favor. Part of the judgment authorized the <br /> clerk of the court to sign any documents necessary to transfer the <br /> smaller parcel to the Keylons on behalf of the Costas. <br /> We are now ready to record the new deed and the title report <br /> shows the Irrevocable Offer and Agreement to Dedicate Road (A-90- <br /> 783) and Deferred Frontage Improvement Agreement (A-90-784) as <br /> affecting the Keylons smaller parcel. <br /> As I understand it, the Costa ' s entered into these agreements <br /> after the sale of the property to the Keylons but before the <br /> • recording of the deed for the smaller parcel to the Keylons. <br /> Therefore the smaller parcel 's legal description is still included <br />
