The 25 roadway does not, however, effect <br /> the Keylon's property. <br /> In fact, the maps which were recorded with the dedication and <br /> improvement agreements show the Kaylon's parcel as including the <br /> new smaller parcel. The map shows the new boundary line and shows <br /> the Keylons' owning the entire parcel. <br /> The Keylons original parcel is not affected by the dedication <br /> and improvement agreements. The parcel directly south of the <br /> smaller parcel (yellow parcel) is also not effected by the <br /> dedication. However, if we record the new deed giving the Keylons <br /> title to the smaller parcel, their original parcel will become <br /> affected because the smaller parcel is affected by the dedication <br /> since it was part of the larger parcel at the time the dedication <br /> was recorded. <br /> Since the 25 foot road way runs directly south from Woodbridge <br /> road and does not effect the Keylons original parcel and the parcel <br /> south of the smaller parcel, my clients are requesting that the <br /> • County record a release of the smaller parcel from the dedication <br /> and improvement agreements. I will be happy to prepare the <br /> necessary release for the County's signature. <br /> We are in a bit of a time crunch, because the Keylon's were in <br /> the process of refinancing their loan and the .lender wants these <br /> dedication cloud removed from the property prior to funding. <br /> I will be available to discuss this problem with you at any <br /> time.
