The nearest surface water appears to by Mormon Creek, situated <br /> approximately 3,000 feet to the south. <br /> Zoning and Land Use <br /> The areas south and west of the property are developed for commercial use, the area north of the <br /> property is developed for commercial and residential use, and the area east of the property is <br /> developed for residential use. Businesses that operate in the immediate vicinity of the site <br /> include a health center, auto sales, car wash, restaurant, tire store, machine fabrication, and food <br /> distribution. <br /> Meteorology <br /> A California Department of Water Resources weather station in Lodi, California, reported an <br /> average annual air temperature of 60.0 degrees Fahrenheit, an average annual soil temperature of <br /> 62.0 degrees Fahrenheit, 10.50 inches of precipitation, and 48.60 inches of evapotranspiration <br /> potential between July 1, 2001, and June 30, 2002.
