KLE1NEELDER
1995. Due to the dowmgradient location of the subject site, the facility may
site. It is Kleinfelder's recommendations that KB Homes follow uall
Substance Control concerning the PEAS findings and its Potential ll impact the subject a eertm impact to the
p with the Department of Toxic
9) The Lodi Groundwater Site encompasses approximately 1500 acres fl Turner Road(north)to Kettleman
Lane(south)to Highway 99 (east) to Fairmorrt Road(west). PCE was detected in MW-20 at 0.66 ppb in December of 2001,
previous levels were non-detect. Kleinfelder recommends continual research into the current status of the
Lodi Area of Contamination though the Department of Toxic Substances. Depending upon the limits of
contamination groundwater sampling along the sites property boundary may be needed to assess the
Potential impact to the subject site. If contamination attributable to the Holz Rubber company or other
adjacent properties is discovered on site, the expense and/or liability associated with any necessary
investigation or remediation would typically fall upon the responsible parties.
11) The existence or removal of the UST, reported by Mr. Neuharth, should be verified through historical
documentation of permit forms obtained through the State Regional Water Quality Control Board. Soil
samPlutg in the vicinity of the UST is also recommended to confirm for previous leakage of the UST and
tank integrity.
The following scope of work was developed to evaluate the previous listed and numbered
opinions and findings.
PROPOSED SERVICES
This proposal details the scope of work for a Phase H Environmental Site Assessment of the
property. Please note that the intent of a Phase lI ESA is to follow up on concerns identified in a
Phase I ESA. It is not the intent of a Phase U ESA to identify the extent of contamination or
ascertain cleanup costs for the contaminants (if present). Said services may be provided
following the proposed services (if contamination exists), at an additional cost. Also, please note
that the recommendations not mentioned in this proposal are either general recommendations or
statements for the property, related to offsite properties, or were not requested to be addressed by
the client in this proposal. A proposal can be issued by Kleinfelder to address any additional
concerns, upon the request of the client.
Kleinfelder's following tasks address both soil and groundwater sampling. Soisampin
ig is
proposed for past agricultural chemical over the subject site and selected petroleum constituents l
in the area of a former underground storage tank (UST). Groundwater sampling is also
recommended to assess potential offsite sources of concern from various petroleum, dry cleaning
02001PROP.ENV I ST03PO65 Page 2 of 10
Copyright 2003,Kleinfelder,Inc.
