Approved <br /> landscaping and irrigation systems shall be installed prior to the issuance of the Certificate of <br /> Occupancy for the project. <br /> 9. Structures and other improvements shall be constructedlinstaIled in accordance with the approved <br /> site plan, floor plan, elevations, conditions and color rendering and be maintained in a manner so as <br /> not to be blighted or deteriorated. <br /> 10. Approval of this Use Permit is limited to interior washing of trucks. Any modifications to the approved <br /> use shall require a new Use Permit. <br /> 11. This Use Permit shall be subject to a six-month and a one-year review by the Planning Commission <br /> after commencement of the use. <br /> 12. The Use Permit shall be posted in a conspicuous place and shall be immediately made available to <br /> City personnel upon inspection of the premises. <br /> 13. This development lies within the boundary of the Anderson Street Storm Drain Area of Benefit (AOB) <br /> No. 64. Prior to issuance of a building permit, connection to the sanitary sewer system, or the storm <br /> sewer, the owner/developer shall pay the subject AOB fee at the rate of $3,788.61 per acre (based <br /> upon the legal map/parcel size), and adjusted monthly by a construction index. <br /> 14. The owner/developer shall dedicate and improve Anderson Street within the limits of the project as <br /> needed to provide a 60-foot street section (30 feet half section). Full frontage improvements <br /> including, but not limited to, curb, gutter, sidewalk, driveway installation, pavement widening and <br /> street lighting shall be installed prior to the occupancy of any building structures on this site. <br /> 15. Access to the site shall be restricted to one 30-foot wide driveway and shall be constructed in <br /> accordance with City of Stockton Standard Drawing No. 38. <br /> 16. The entire site, including all traveled and vehicle storage/parking areas shall be paved with asphalt <br /> or concrete per City of Stockton Parking Lot Development Standards to prevent the tracking of mud <br /> and dirt from the site onto City streets (except any required landscaping areas or storm drainage <br /> detention basin, if applicable). <br /> 17. All water pumped from the proposed well shall be subject to the groundwater charge administered <br /> by the Stockton East Water District. <br /> 18. The owner/developers shall obtain and comply with any discharge requirements from the California <br /> Regional Water Quality Control Board for any wastewater that is proposed to be discharged to land, <br /> including any storm water pollution prevention requirements prior to the commencement of <br /> operations and the issuance of a Certificate of Occupancy. This shall include any treited or recycled <br /> wastewater generated by the truck wash operation. <br /> 19. The owner/developer shall complete an application and be issued a Wastewater Discharge Permit for <br /> any process related discharges to the sanitary sewer prior to the commencement of operations and <br /> the issuance of a Certificate of Occupancy. Domestic sewage discharges,that are not mixed with any <br /> process related wastewater, do not require a permit. A sampling "manhole" will be required.
