LEVINE•FRICKE <br /> 1 March 23, 1989 LF 1439 <br /> i <br /> ENVIRONMENTAL SITE ASSESBMENT i REPORT <br /> 1 RIPKIN SITE 1. <br /> SAN JOAQUIN COUNTY, CALIFORNIA <br /> 1.0 INTRODUCTION <br /> This report describes the results of ani environmental assess- <br /> ' 1 ment of an approximately 300-acre property !,(assessors parcel num- <br /> ber 114-020-02) ("the Site") located in! San,# Joaquin County, Cali- <br /> 7 fornia (Figures 1 and 2) . The Site is bordered by the Fourteen- <br /> mile Slough to the north, the Ten Mile Slough to the east, <br /> 1 the Smith Levee and a private access road to the west, and a <br /> I power transmission line easement and drainage ditch to the south. <br /> f The Site consists of the northern portion of the land known as <br /> the Sargent Barnhart Tract. The Site is planned for combined <br /> residential, recreational, and commercial development. <br /> �3 kF <br /> This assessment was conducted for the Grupe ', Development Company <br /> ! of Northern California (Grupe) in accordance with our Work Order <br /> No. 1 dated January 10, 1989. Some sources'::" of the background <br /> information used in this assessment were obtained during a previ- <br /> ous assessment of the approximately 800;1acre property located <br /> immediately to the south of this Site (the southern portion of <br /> the Sargent Barnhart Tract) , which was performed for Grupe by <br /> Levine-Fricke in October through December 1988. This previous <br /> environmental assessment included backg round review of the site <br /> history and potential contamination sourcesj (including a review <br /> of pertinent regulatory records and interviews with regulatory <br /> agency officials) , a field reconnaissance inspection, and samp- <br /> ling and analysis of soil and ground water for suspected chemi- <br /> cals. Results of these previous investigations were presented in <br /> two reports to the Grupe Development Company entitled: "Environ- <br /> mental Site Assessment Report, Brookside Development Site, San <br /> Joaquin County, California, " December 8; 1988 ; and "Report of <br /> Supplemental Field Investigations, Grupe Brookside Development <br /> Site, San Joaquin County, California, " December 8, 1988. <br /> 1 2.0 OBJECTIVE <br /> ` ilr <br /> The primary objective of the environmental site assessment was to <br /> identify Possible environmental concerns at ,the Site - in partic- <br /> ular, <br /> to assess possible problems relating to chemical applica- <br /> tions, leakage, spillage, discharge andldisposal. Such problems <br /> could be the result of present or past operating practices at the <br /> Site, past land uses prior to the current ownership of the Site, <br /> or migration of chemicals onto the Sitellfrom neighboring areas. <br /> Given the historical agricultural usageilof the Site, the primary <br /> ' -1- <br />
