Indemni Licensee hereby agrees to indemnify, defend and hold harmless Licensor <br /> from and against any and all claims, suits, damages, obligations, losses, demands, liabilities and <br /> expenses, including without limitation, attorneys' fees and court costs, of any kind whatsoever <br /> resulting from or arising out of the activities of Licensee, or its employees, agents, officers, <br /> directors,subcontractors, or successors and assigns, on the Motel 6 Property or the Property. <br /> 9. Termination. Licensor may terminate this License if Licensee conducts its activities <br /> on the Motel 6 Property in violation of applicable law or in a manner which causes or threatens to j <br /> cause injury to the public, any licensee or invitee on the Motel 6 Property, or in the event of breach <br /> of the terms and conditions of this Agreement. Such termination shall become effective upon <br /> i <br /> written' notice to Licensee of the conditions under which Licensor is exercising its right of <br /> termination and expiration of a reasonable opportunity (riot to exceed twenty four (24) hours) for <br /> Licensee to cure all conditions indicated in such written notice. Notwithstanding the foregoing, if <br /> Licensor determines in the exercise of its absolute and sole discretion that any condition presents an <br /> imminent and substantial endangerment to human health, welfare or the environment, Licensor may <br /> I <br /> terminate this License immediately without offering Licensee an opportunity to cure. <br /> 10. Notices.
