(c) Automobile Liability Insurance covering use of all owned,non-owned and hired <br /> vehicles with a combined single minimum limit of $1,000,000 per occurrence for <br /> Bodily Injury and Property Damage. <br /> 5. Liens and Indemnity. Licensee shall keep the Motel 6 Property free and clear of any <br /> and all encumbrances and liens of whatever nature. Licensee shall indemnify, defend and hold <br /> harmless Licensor from any and all claims, suits, damages, obligations, losses, demands, liabilities <br /> and expenses, including, without limitation, attorneys' fees and court costs, resulting from or <br /> relating to any such encumbrances and/or liens. <br /> 6. Restoration. Within three(3)days after the termination of this License, Licensee, at its <br /> sole cost and expense and to the reasonable satisfaction of Licensor, shall cause the Motel <br /> Property to be restored to its original condition. Prior to commencing such restoration, Licensee <br /> i <br /> shall submit to Licensor for its approval a plan describing all restoration activities and all <br /> contractors Licensee proposes to engage to, and any other person or entity which may, perform any <br /> work associated with the restoration of the Motel 6 Property. <br /> In the event Licensee fails to restore the Motel 6 Property as provided for herein, Licensor <br /> shall have the right, but not the obligation, to restore the Motel 6 Property in a manner it deems <br /> appropriate in the reasonable exercise of its discretion, and charge Licensee for any costs and <br /> expenses, both direct or indirect ("Costs"), incurred in connection with such restoration. Licensee <br /> shall pay all Costs incurred by Licensor within fifteen (15) days after submission of a written <br /> invoice by Licensor containing a reasonable itemization of such Costs. <br /> T . Standard of Care. Licensee shall conduct, or cause to be conducted, the Work on the <br /> Motel 6 Property in a prudent and workmanlike manner; and shall conduct, or cause to be <br /> conducted, all activities on the Motel 6 Property in a manner and at times that do not interfere <br /> unreasonably with the operation of the business of Licensor, or of any Licensor guest. <br /> 3 <br />
