Ventures I, LLC <br /> (Tentative Map Tract 3414) <br /> Major Subdivision Application No. PA-0300368 was recommended for approval by the <br /> Planning Commission on and approved by the Board of Supervisors on . The effective <br /> date of approval is , 2005. This Tentative Map approval will expire on which is ten (10) <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2) a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section <br /> Number have been identified as ordinance requirements pertinent to this application. <br /> Ordinance requirements cannot be modified and other ordinance requirements may apply. <br /> I. COMMUNITY DEVELOPMENT DEPARTMENT (CDD) (Staff Contact: Chandler Martin, 468- <br /> 3144) <br /> GENERAL <br /> 1. Tentative Map Compliance: The Final Map(s) shall be in substantial compliance with the <br /> Tentative Map dated July 8, 2005 (PA-0300368—Pegasus—MH Ventures I, LLC), and all <br /> Conditions of Approval. <br /> a. The project shall comply with applicable policies of the Mountain House Master Plan, <br /> Specific Plan I, the Mountain House Business Park Special Purpose Plan, the Mountain <br /> House Community Services District ("MHCSD") Design Manual, and all other applicable <br /> Community Approvals. <br /> b. Minor modifications to street and lot configurations may be allowed by the Community <br /> Development Department Director without requiring a new subdivision map application or <br /> a revision to approved actions application. <br /> Timing: Prior to Final Map approval and any other Development Approvals subsequent to the <br /> Tentative Map. <br /> 2. Subsequent Approvals: All subsequent discretionary and ministerial approvals shall be <br /> subject to Design Consistency Review and shall be consistent with the conditions of approval <br /> for the Tentative Map. Final Maps shall be recorded containing the following note: <br /> "All subsequent discretionary and ministerial approvals within the boundaries of this subdivision <br /> map shall be subject to Design Consistency Review and shall be consistent with the conditions <br /> of approval adopted for the Tentative Map for Tract 3414." <br /> Timing: Prior to Final Map approval and prior to issuance of development permits. <br /> 3. Consistency: Final maps, improvement plans and all subsequent development and building <br /> applications within the boundaries of the Tentative Map shall be reviewed by the San Joaquin <br /> County Community Development Department and found consistent with the approved Tentative <br />
