The "holdover" rental rate shall be the respective rental rate <br /> specified for years six (6) and eleven (11) of the option periods. <br /> 4. PERMITS A1vn APPROVE <br /> If any governmental authority should require any additional improvements, permits, <br /> or approvals due solely to Tenant's particular use and occupancy, or the construction <br /> of Tenant Improvements by Tenant, including without limitation additional fire <br /> protection equipment or flow capacity, use permits, or zoning variances, other than <br /> those which are stated in this Tease, such improvements shall be made at Tenant's <br /> sole cost and expense. In addition, all improvements constructed by Tenant shall <br /> conform with all uniform building codes, handicap accessibility requirements, and <br /> Americans with Disabilities Act ("ADA') specifications. <br /> S.
