HVAC Systems and Equipment <br /> Landlord Responsibilities. <br /> 1. Provide heating, ventilation, air conditioning (HVAC) to the Leased <br /> Premises via units identified below as dedicated exclusively for <br /> Tenant's use. The following equipment is included: <br /> Chillers: <br /> CH-1 210 tons <br /> Air Handlers: <br /> AH-1 cafeteria <br /> AH-3 restrooms <br /> AHU-6 35,000 cfm <br /> AHU-7 3,750 cfm <br /> AHU-8 2,730 cfm <br /> AHU-9 2,140 cfm <br /> AHU-11 12,000 cfm <br /> AHU-12 3,000 dm <br /> AHU-14 3,000 cfm <br /> AIU-15 1,350 cfm <br /> Heat Pumps. <br /> A/C-1 cafeteria <br /> A/C-2 restrooms <br /> 2. All major system components including fans, pumps, haters, valves, <br /> compressors and control systems will be functionally tested and made <br /> fully operational prior to the Commencement Date. <br /> 3. All filters will be replaced prior to the Commencemert Date. The <br /> Tenant will be provided with a list of applicable filter tyrzes and sizes. <br /> 4. The Landlord will be responsible for the maintenance of all HVAC <br /> systems and components. This includes routine inspections,preventive <br /> maintenance,and the repair/replacement of major system components <br /> such as fans, pumps and one chiller (CH-1). A second 210 ton chiller <br /> CH-2 shall be utilized by Landlord at Landlord's discretion for parts <br /> and replacement items potentially necessary to maintain CH-1 noted <br /> 3 <br />
