Non-Renewal Provision, <br /> In the event Tenant elects to not exercise its first five (5)year option to renew <br /> this Lease as specified within the Option to Extend Lease Term]Rider,Tenant <br /> shall pay to Landlord One Hundred Twenty Two Thousand Seven Hundred <br /> Eighty Eight Dollars ($122,788) as a penalty for non-renewal.
