Building Exterior - Painting. <br /> Landlord shall paint the complete exterior of the building, including the <br /> structural steel improvements in the rear of the building, prior to the <br /> Commencement Date, provided, however, that Landlord may complete the <br /> exterior painting on the building after the Commencement Date as long as (a) <br /> Landlord completes the north side of the building prior to the <br /> Commencement Date, and (b) Landlord completes the remainder of the <br /> painting within a reasonable period of time and continues to diligently pursue <br /> its completion until the painting is completed to Tenant's reasonable <br /> satisfaction. Landlord shall keep the exterior of the building in good repair <br /> throughout the term of the Lease. <br /> K Demising Wall Details. <br /> Landlord shall remove all doors and cap HVAC ducts designated by Tenant <br /> in the existing demising walls. A separate demising wall shall be constructed <br /> by Landlord in the main east-west hallway at the east end of the existing door <br /> leading into Bishop Industries "showroom". <br /> Water Supply. <br /> Landlord shall dedicate the existing 3" water service at the northeast comer <br /> of the building for Tenant's sole use. This supply should be used for Tenant's <br /> process water requirements. Landlord will provide potable water for the <br /> Project from the Landlord's existing 1.5" water service. Tenant's potable <br /> water shall be provided by Landlord to Tenant free of charge. <br /> M Landlord shall provide Tenant with a separate sewer lateral capable of <br /> handling a minimum of twenty thousand (20,000) gallons per day (gpd) <br /> industrial discharge flow. In addition, Landlord shall provide Tenant with a <br /> ten thousand (10,000) gallon sewer allocation reallocated for Tenant's sole <br /> use. Tenant shall be responsible for all permits, i.e. Industrial Discharge <br /> Permits and Wastewater Treatment Permits and/or any fee required by the <br /> City of Manteca or other governmental entity. Tenant shall also be <br /> responsible for all usage fees, taxes and/or expenses. <br /> N. Electrical Supply. <br /> Landlord shall supply Tenant with a separately metered 3 phase electrical <br /> service consisting of 277/480 volts and a minimum service capacity of 2,000 <br /> amps. <br /> O.
