Lessor acknowledges that all of the gasolinic service station buildings. - <br /> improvertcnts, fixtures and equipment located on the Leased Premises at the time this Lease is <br /> i <br /> entered into are and shall remain the personal property of Lessee. Lessee shall have the right during <br /> its occupancy of the Lensed.Premises to use such Leased Premises for the primary purpose of <br /> conducting thereon a service station business and for any other lawful business that will not j <br /> materially interfere with said primary use including,but not limited to, a convenience store and car <br /> wash;provided,however, Lessee may at any time use the Leased Premises for the primary purpose <br /> ! <br /> of conducting thereon any other lawful business if,in the sole opinion of Lessee, it is impractical to I <br /> conduct a service station business thereon. Lessee shall further have the right during its occupancy, <br /> to rearrange or remodel any improvements, trade or other fixtures, structures, buildings, or <br /> equipment on said Leased Premises; to construct and maintain on the Leased Premises such <br /> buildings,structures, improvements or equipment as Lessee may desire,and to remove due same or t <br /> any part thereof at will;and to cut curbs,construct roadways and use sidewalks for vehicles to pass <br /> to and from the Leased Premises,subject to appropriate City approvals.
