ell <br /> (a) Commencing upon the first day of the license and ending when Lessee's <br /> remediation efforts no longer prevent Lessor from leasing or otherwise developing the <br /> property, a monthly compensation payable on the first of each month in an amount equal to <br /> the last full ryonth's rental paid by Lessee_to Lessor. For any fraction of a month, said <br /> monthly compensation shall be prorated. <br /> j <br /> (b) Thereafter, until Lessee's remediation equipment no longer occupies any part of the <br /> property, the monthly compensation- shall be adjusted by multiplying the monthly <br /> 3 <br /> compensation by a fraction, the numerator of which is the number of square feet of the <br /> property occupied by Lessee's remediation equipment and the denominator of which is the <br /> total nwnber of square feet of the property. Lessor warrants that this Lease,upon recordation of the associated Memorandum of I� <br /> Lease, shall entitle Lessee to quiet possession and enjoyment of the Leased Premises,free and elear I <br /> of any tenancies or lions, subject only to current taxes not delinquent. In the event of the breach of I <br /> any of said warranties, Lessee, in addition to any other remedies it may have in law or in equity, <br /> may at any time thereafter terminate this Lease upon ten (10) days' prior written notice to the <br /> I <br /> Lessor. ! <br /> i <br /> 17.
