(tl) In the event action is taken against either party regarding a Claim, or <br /> commenced by Lessee to challenge a Claim, Lessor shall,at no cost or expense to Lessor cooperate <br /> :with Lessee in the dere . <br /> nsc thereof. <br /> (e) Lessee shall indemnify, defend, and hold Lessor harmless from all costs. <br /> expenses,losses,or damages arising out of or connected with any C}aim or litigation thereon. <br /> (f) Nothing herein shall obviate or limit any envirorunental liability incurred by <br /> the Lessee prior to the execution of this Lease. <br /> 15. Lessee shall upon expiration of the term, or early termination, or expiration of any <br /> extension of this Lease,monitor and/or conduct a cle4up(herein called"rrtnedintlon")of Covered <br /> Contamination on the Leased Premises as validly required by appropriate governmental agencies <br /> having jurisdiction. In order for Lessee to perform such remediation, Lessor hereby grants.Lessee <br /> an irrevocable license which shall conunence on the first day after expiration of the term, early <br /> termination, or expiration of any extension of this Lease and which shall end when telnediation of <br /> such Covered Contamination is completed. In conducting such remediation, Lessee shall use its <br /> best efforts not to unnecessarily interfere with Lessor's use of the Leased Premises. Lessor shall <br /> not,during the term of the license and to the extent teasonabl practicable,conduct Y A d or allow to be <br /> conducted activities on the Leased Premises that interfere with such remediation.
