Currently, the property is sitting idle and is only used for miscellaneous storage.
• The Property is fenced and secured on all sides.
' 0 Only minor areas of stained soil were observed on the Property.
• A large amount of old tracks, old cars, truck parts, and trash still remain on this Property.
' • An old water well and pump house still remain. Reportedly this well is no longer in use.
' • The Property is listed in the State and Federal Database Search document as having a leaking
underground storage tank(LUST).
Adjoining and Surrounding Properties
' 1. A study of Historical Aerial Photos from 1940, 1952, 1963, 1975, and 1983 indicates that the
adjoining and surrounding properties were used for agricultural purposes until the early 1980's when
' housing developments began moving into the area.
2. Currently, the adjoining properties are used for residential purposes and the surrounding lands are
' used for residential and commercial purposes.
3. No adjoining or immediately surrounding property has listed environmental violations per the State
and Federal Database Search.
' 4. There are a number of surrounding properties listed within the State and Federal Database Search
distance as having regulated environmental conditions.
1.3 Observations,Conclusions&Recommendations
Subject Property
' This assessment has revealed evidence of recognized environmental conditions of concern in
connection with the Property.
' 1. Maintenance Shop:
Observations
• There is an old maintenance shop on the western portion of the Property. This shop was built in
1968 and was used for the repair and maintenance of the tracks used by R&B Tracking.
• At the time of the site visit, the shop was locked and could only be observed through the broken
windows in the back side of the shop. It appeared to be mostly empty, with a few cans of paint,
' drums, and miscellaneous parts and materials.
• No floor drains or sumps were visible.
Conclusions
• It is not known if the cans and drams contain liquid or chemicals of some kind.
' 20-4341-11.E01/201IR959 Page 5of31
Copyright 2001,Kleinfelder,Inc.
