The effective date of approval is January 28, 1996. This approval will expire <br /> on July 29, 1997, which Is 18 months of the effective date of approval, unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain In fore . <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. Those Conditions <br /> followed by a Section Number have been Identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements rn�y <br /> apply- <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. BUILDING PERMIT: Submit an'APPLICATION-COMMERCIAL BUILDING PERMIT`. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect: This Plan mast show drainage, driveway access details <br /> I (including gates), on-site parking, landscaping, signs,-existing and proposed utiltty <br /> services, and grading(refer to the"SITE PLAN CHECK LIST"for details). A fee is required <br /> for the Site Plan review. (Development Title Section 9-884) a <br /> b. APPROVED USE: This approval is for the expansion of an existing church facility (use <br /> type: religious assembly) as shown on the Plan submitted November 13, 1995. The <br /> project will be developed in two phases. In Phase 1, six buildings totaling approximately <br /> 2,700 square feet will be removed, and four classrooms (use type: education, genera <br /> and accessory buildings totaling approximately 2,000 square feet will be constructed as <br /> shown on the Phase 1 Plan submitted November 28, 1995. In addition, a new <br /> landscaped parking area with a minimum of 18 additional parking spaces (totaling 74 <br /> parking spaces)will be installed. In Phase 2, an 8,160-square-foot multi-purpose building <br /> (use type: community assembly) will be constructed with 68 new parking spaces <br /> (including the 18 in Phase 1,totaling 124 parking spaces) and landscaping as shown on <br /> the Plan submitted November 13, 1995. For Phase 1, all-Conditions of Approval shall be <br /> complied with, all necessary building permits shall be secured and remain in force, and <br /> all necessary permits from other agencies shalt be secured and remain in force prior to <br /> 18 months from the effective date of approval. For Phase 2, all Conditions of Approval <br /> shall be complied with, all necessary building permits shall be secured and remain in <br /> force,and all necessary permits from other agencies shall be secured and remain in force <br /> prior to 36 months from the effective date of approval. <br /> 4 <br /> C. MERGER: Assessor Parcel Numbers 091-210-26, 53, and 54 shall be merged. <br /> d. STORM DRAINAGE: Any additional storm water drainage created by new improvements <br /> shall be retained on the site. The drainage pattern and corresponding storm drain <br /> i improvements shall be shown on the Site Plan.
