(Development Title Section 9-1020) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. The parking area shall be provided with a minimum of fine <br /> percent of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. Seven trees shall be planted and evenly <br /> spaced throughout the new parking lot. A five-foot-wide planting strip is required <br /> in the new parking lot along the west property line. (Development Title Section <br /> 9-1020.6) <br /> 3 h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six to seven feet in height shall be erected along the west <br /> property line to screen the parking lot from the adjacent residences. The wail <br /> shall begin ten feet south of the ultimate right-of-way for Grace Street and shall <br /> continue south approximately 65 feet to the southern end of the parking lot. <br /> (Development Title Section 1022.4[d][1 1) <br /> (2) Trash receptacles shall be enclosed on three sides by a solid masonry wall and <br /> gated on the fourth side. <br /> i. BUILDING REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be constructed of one- <br /> hour, fire-resistive material. <br /> (2) The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation wails. (A2.i <br /> will require one-hour construction or fire sprinklers.) r <br /> + (3) Provide restrooms conforming with all disabled access requirements (CCR, Title <br /> i. 24). <br /> j. GRADING PLAN: A grading plan shall be submitted by the applicant, and it shall be <br /> approved and a grading permit issued by the Building Inspection Division prior to any <br /> excavation or filling of earth material: <br /> (1) A grading plan shall contain the information listed in the UBC,Appendix, Chapter <br /> 70, Section 7006(1). <br /> (2) The grading plan shall include complete drainage details and elevations of the <br /> adjacent parcels.
