CONDITIONS OF APPROVAL <br /> MS-00-30 <br /> Covey <br /> # Minor Subdivision Application No. MS-00-30 was approved by the San Joaquin County Community <br /> i Development Department on September 22, 2000. The effective date of approval is October 2, 2000. <br /> This tentative map approval will expire on October 2, 2003, which is three years from the effective t <br /> date of approval,unless(1)all Conditions of Approval have been complied with and(2)a Parcel Map t <br /> has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. LOT SIZE AND WIDTH: The following lot size and width regulationsshall.apply to this map: <br /> f (1) All parcels shall have a minimum lot width of 40 feet, measured a distance of 20 feet back from <br /> the front lot line. (DevelopmentTitle Sections 9-310.4,9-310.5 and 9-315.4) <br /> (2) All parcels shall have a minimum lot area of 5,850 square feet. (Development Title Sections 9- <br /> 310.3, 9-315.3 and 9-315.4) <br /> c. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the DevelopmentTitle. <br /> d. CONTINUED AFFORDABILITY AGREEMENT, The ownershall enterinto a Continued Affordability <br /> Agreement with the County to ensure the continued affordability of all lower income density bonus l <br /> units for 30 years. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision,which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br />
