of the private streets. <br /> 27. Final Map Digital =ile: A digital file of the Final Map shall be submitted to the MHCSD and <br /> to the Community Development Department. The digital file format shall be consistent <br /> with requirements of the County Assessor and Community Development Department GIS <br /> division and the tvIHCSD digital file format. Condition shall be met prior to approval of <br /> Final Map. <br /> 28. Recyclable Const-uction Waste: Recycling of construction wastes, such as wood and <br /> metal, shall be made part of the improvement plans and construction specifications for <br /> contractors in compliance with MHCSD requirements. Condition shall be met before <br /> approval of final maps. <br /> 29. Work within Mourtain House Creek is prohibited. Any work requiring building of drainage <br /> discharge pipes or any other construction requires an encroachment permit. Encroaching <br /> onto the Creek boundary without an Encroachment Permit is prohibited. <br /> 30. If the property shown on the Tentative Map is to be developed in phases, then a <br /> subdivision agreement and appropriate bonding shall be executed between the MHCSD <br /> and the developer for each phase prior to the approval of the Final Map. <br /> 31. Certain streets shall provide two points of access if deemed necessary by the MHCSD <br /> General Manager <br /> 32. Prior to the beginning of the final design of the subdivision, the MHCSD General Manager <br /> shall consult with Tracy Fire regarding emergency access to the proposed development. <br /> Any requirements for emergency access shall be approved by MHCSD. <br /> 33. All residential buildings shall be wired per specifications in the"Low Voltage Construction <br /> Pre-wire Guidelines"and other specifications provided by the MHCSD. <br /> 34. Construction Traffic shall comply with the Construction Truck Management Plan <br /> administered by the MHCSD. Project construction plans shall include specifications to the <br /> contractor outlining compliance requirements. <br /> 35. The Developers and contractors shall comply with Ordinance No. 4162"Street Opening <br /> and Pavement Restoration Regulations". <br /> 36. When any portion of an arterial street is to be included in a development's construction <br /> plans, then all of the buried utilities that are ultimately planned to be within the <br /> improvement area shall be installed as part of the street improvement project regardless if <br /> any of the utilities are needed for any phase of the development associated with the street <br /> construction. Conduits or sleeves may be installed in lieu of the buried utility if approved <br /> by the MHCSD. <br /> 37. When public utilities are to be located outside public rights-of-way but within the Tentative <br /> Map boundary, the developer shall provide public utility easements for these utilities. The <br /> easements shall be shown on all Final Maps and parcel maps. <br /> 38. Prior to the submittal of improvement plans for the development, the developer shall <br /> submit to the MHCSD composite schematic plans for storm drains, sanitary sewers, and <br /> water distribution facilities. <br /> 39. Electrical transformers within residential Villages shall be in underground vaults, subject <br /> to MHCSD and Modesto Irrigation District (MID)requirements. The developer shall pay <br /> for any incremental costs relating to undergrounding transformers not paid for by MID. <br /> 6 <br />
