CULTURAL RESOURCES <br /> 19. Unknown Pre-Historic/Historic-Period Resources: If, during the course of any grading <br /> activity or construction, subsurface concentrations of prehistoric or historic-period <br /> materials are encountered, the San Joaquin County Community Development <br /> Department (SJCCDD) shall be contacted immediately. All work in the vicinity of the find <br /> shall be shall be halted until an archaeologist can evaluate the materials and make <br /> recommendations for further action. <br /> Timing: At the time of the find until permission to proceed is granted by the SJCCDD. <br /> 20. Unknown Human Remains: The applicant shall comply with the County's Development <br /> Title(Chapter 9-1053M) regarding the uncovering of human remains or of a human <br /> prehistoric burial site during the course of any grading or construction. If human remains <br /> are encountered, all work shall halt in the vicinity and the County Coroner shall be notified <br /> immediately. At the same time,a qualified archaeologist shall be contacted to evaluate the <br /> finds. If Human burials are found to be of Native American origin, steps shall be taken <br /> pursuant to Section 15064.5(e)of the Guidelines for California Environmental Quality Act. <br /> Timing: At the time of the find until permission to proceed is granted by the SJCCDD. <br /> II. COUNTY COUNSEL (Staff Contact: Sheryl Sparks, 468-2980) <br /> 21. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, <br /> the subdivider shall defend, indemnify, and hold harmless the local agency or its agents, <br /> officers,and employees from any claim, action, or proceeding against the local agency or its <br /> agents, officers, or employees to attack, set aside, void, or annul an approval of the local <br /> agency, advisory agency, appeal board,or legislative body concerning a subdivision, which <br /> action is brought within the time provided for in Section 66499.37 of the Government Code. <br /> III. MOUNTAIN HOUSE COMMUNITY SERVICES DISTRICT (Staff Contact: <br /> Gabriel Karam 468-9997) <br /> 22. Subdivision improvement plans, specifications and master utility plans shall be in <br /> conformance with the Improvement Standards and Specifications of the Mountain House <br /> Community Services District (MHCSD). These improvement plans and specifications <br /> must be approved by the MHCSD prior to approval of each phased Final Map. <br /> 23. All reference to approvals herein, by the MHCSD, shall be interpreted as approval by the <br /> General Manager or his designee except for those approvals specifically delegated by law <br /> to the Board of Directors. <br /> 24. Record Drawings shall be provided prior to acceptance of the improvements by the <br /> MHCSD. Record Drawings shall also be provided in digital file format. <br /> 25. Easements and Dedications: All onsite and offsite easements and dedications and <br /> easements necessary for the maintenance of the water, sewer and storm systems shown <br /> on and proposed for the Tentative Map shall be dedicated to the MHCSD or offer of <br /> dedication to the MHCSD shall be recorded on the Final Map. Condition shall be met <br /> prior to approval of Final Map. <br /> 26. All internal streets are private streets. The applicant shall provide written proof to the <br /> MHCSD that a maintenance mechanism has been created to provide for the maintenance <br /> 5 <br />
