Neighborhood Response
The Community Development Department has received one (1) letter in opposition and one (1) letter in
support of the project. The opposition expressed concerns regarding litter, traffic, noise, trespassing,
public intoxication, verbal abuse, public services, emergency response, and air pollution. The property of
the neighbor in opposition of the project is on the eastside of North Atkins Road, directly across the street
from the Bokisch Winery, with the residence 590 feet east of the project site.
Traffic: The neighborhood opposition stated concern regarding traffic impacts from the proposed project.
The Department of Public Works reviewed the Revisions of Approved-application to permit a maximum of
twelve (12) Marketing Events for a maximum of eighty (80) people, and the addition of amplified sound
during events, when permitted, and determined the project would not generate more than fifty (50) trips
for hour. As a result, traffic impacts are expected to be less than significant.
Noise: The neighborhood opposition stated concern regarding noise impacts from the proposed project.
The results from the noise study were discussed previously, and the effects of noise at events is expected
to be less than significant.
Public Services: The neighborhood opposition raised the concern about public services. This project
proposes to permit a maximum of twelve (12) Marketing Events for a maximum of eighty (80) people, and
the addition of amplified sound during events, when permitted. No new development is proposed. The
Department of Public Works and the Environmental Health Department have reviewed the application
and determined the existing services are adequate.
Emergency Response: The neighborhood opposition raised the concerns about emergency response
times from the Sherriffs Department and the Fire Department. Projects referrals were mailed to the San
Joaquin County Sheriffs office and the Clements Rural Fire District on June 13, 2018. The project is
expected to have a less than significant-impact on emergency response.
Air Pollution: The neighborhood opposition raised the concerns about air pollution. There are no new
buildings proposed with this Revisions of Approved Actions application. A project referral was sent to the
San Joaquin Valley Air Pollution Control District on June 13, 2018, and a response was not received-.
However, the project is expected to have a less than significant impact on air quality.
The Community Development Department's analysis of litter, trespassing, public intoxication, and verbal
abuse is not necessary to recommend approval for this project as these impacts are not considered in the
required findings for a land use application.
San Joaquin County PA-0900094/13okisch
Community Development Page 7
