I. TREE PRESERVATION: Grade changes near or within the dripline of said oak trees shall comply <br /> with the following: <br /> 3) No grade changes shall occur within six (6)feet of the trunk of the tree. <br /> 4) No grade changes shall occur that entail removing or adding more than six (6) inches of soil <br /> in the protected zone of the tree. <br /> 51 Any grade changes within the protected zone (five feet outside the drip line extending inward <br /> to the trunk) of the tree shall be accomplished so as to prevent soil compaction and injury to <br /> or removal of the tree's roots. (Development Title Section 9-1505.5[a]) <br /> 6) Before grading operations may commence, a minimum five (5) foot high chain link fence or <br /> other comparable protective fencing shall be installed at the outermost edge of the protected <br /> zone of each tree or group of trees (Development Title Section 9-1505.5[b]). <br /> 7) No trenching whatsoever shall be allowed within the protected zone of subject trees <br /> (Development Title Section 9-1505.5[c]). <br /> 8) Paving within the dripline of affected trees shall be minimized. If paving is necessary, porous <br /> materials shall be used (Development Title Section 9-1505.5[e]')- <br /> m. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> 1) The proposed use will change the occupancy from a U occupancy to a F1 occupancy (U.B.C. <br /> Section 3405). The structure must be brought into compliance with all current code provisions <br /> including structural, plumbing, mechanical, electrical, energy and disabled access requirements. <br /> A licensed architect or registered engineer shall prepare all documents. <br /> 2) Provide parking for the physically disabled. The space(s)shall be located as close as possible to <br /> the primary entrance. (C.C.R., Title 24). <br /> i. Provide identification signs for the parking space(s) including the 'tow away" sign at each <br /> entrance or visible from each space(C.C.R., Title 24). <br /> ii. The slope of a parking space shall not exceed %inch per foot(C.C.R.,Title 24). <br /> iii. Provide one van parking space. <br /> 3) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) Uniform <br /> Plumbing Code,Table 4-1. <br /> 4) Provide engineered plans for occupancy change, accessible restrooms and parking. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, [209]468-3000). <br /> a. An encroachment permit shall be required for all work within the right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only — all vertical features, including but not limited to <br /> fences, walls, private light standards, rocks, landscaping, and cobbles are not allowed in the right- <br /> of-way.) (Development Title Sections 9-1145.4 and 9-1145.5 <br /> b.
