U <br /> CONDITIONS OF APPROVAL <br /> SU-92-13 <br /> "S• Street Project <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Final Map. <br /> This approved Tentative Map will expire three years from the date of approval. <br /> Those Conditions followed by a Section Number or other Statutory Requirements are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Guarantees for Affordability: <br /> (1) The developer shall execute an Agreement with San Joaquin County to ensure <br /> affordability of all low income units for the first buyer and also require that one <br /> low income unit shall be constructed for each four units constructed until the six- <br /> unit requirement is met and which will also provide for penalties if the developer <br /> does not provide low income units. <br /> b. The planting of trees along streets is required as follows: <br /> (1) A minimum of one tree per lot frontage is required. <br /> (2) For corner lots, street trees shall be required on both street frontages. The trees <br /> cannot interfere with sight distances and setbacks. <br /> (3) Trees shall be five gallons in size and shall be selected from the County Tree List. <br /> (4) Trees shall be located so that at 15 years of age the crown will not encroach <br /> across side property lines. <br /> (5) Trees shall be located a minimum of 10 feet from driveways. <br /> (6) Trees shall be located a minimum of 4 feet and a maximum of 10 feet outside of <br /> the road right-of-way. <br /> (7) Street trees on individual lots shall be planted prior to the final inspection for each <br /> lot's residence. <br /> c. All parcels shall contain a minimum of 4,500 square feet. <br /> u.
