U CONDITIONS OF APPROVAL SU-92-13 "S• Street Project Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Final Map. This approved Tentative Map will expire three years from the date of approval. Those Conditions followed by a Section Number or other Statutory Requirements are based on Ordinance requirements. Ordinance requirements cannot be modified. 1. DEVELOPMENT SERVICES DIVISION: a. Guarantees for Affordability: (1) The developer shall execute an Agreement with San Joaquin County to ensure affordability of all low income units for the first buyer and also require that one low income unit shall be constructed for each four units constructed until the six- unit requirement is met and which will also provide for penalties if the developer does not provide low income units. b. The planting of trees along streets is required as follows: (1) A minimum of one tree per lot frontage is required. (2) For corner lots, street trees shall be required on both street frontages. The trees cannot interfere with sight distances and setbacks. (3) Trees shall be five gallons in size and shall be selected from the County Tree List. (4) Trees shall be located so that at 15 years of age the crown will not encroach across side property lines. (5) Trees shall be located a minimum of 10 feet from driveways. (6) Trees shall be located a minimum of 4 feet and a maximum of 10 feet outside of the road right-of-way. (7) Street trees on individual lots shall be planted prior to the final inspection for each lot's residence. c. All parcels shall contain a minimum of 4,500 square feet. u.
