2. DEPARTMENT OF PUBLIC WORKS: a. All improvements shall be in conformance with the Improvement Standards and Specifications of the County of San Joaquin. All improvement plans and specifications must be approved by the County of San Joaquin Department of Public Works prior to approval of the Final Map. (Planning Title Section 9-9135) b. If improvements referred to herein are not completed prior to the approval of the Final 1 Map, the subdivider shall execute an agreement with the County of San Joaquin to ensure the completion of improvements within one year after filing the Final Map. (Planning Title Section 9-9133) C. Joyce Lane and Bieghle Street shall be dedicated and improved to County standards for k 50-toot-wide right-of-way local residential streets. Assessor Parcel Number 177-230-45 shall be part of this subdivision, or a Lot Line j Adjustment application to merge the 20-foot by 20-foot corner cut-off (snipe) into APN k 177-230-44 shall be completed prior to approval of the Final Map. (Planning Title Section 9-9401) f. A terminal drainage system shall be provided to meet the requirements of the County and to provide adequate drainage for the subdivision. A study shall be provided by the applicant-to determine if the system can drain into the existing storm drain line on "B" Street or a new line is required. (Planning Title Section 9-9404) 3 7 g. The project shall be served by a public water system conforming to the requirements of E the San Joaquin County Public Health Services (Environmental Health Division) and the Department of Public Works. The project shall be served by a public sewer collection system constructed in conformance with the requirements of the San Joaquin County Public Health Services (Environmental Health Division) and the Department of Public Works. (Planning Title Sections 9-10100, 9-10101, & 9-10102) i. Street fighting shall be provided for the subdivision and the intersection of "S' Street. (Planning Title Section 9-9301) j. The development is subject to assessments under Improvement District No. 47 (Morrison Gardens Sanitary Sewer). The present assessment is approximately $1,650.00 for Diagram and Assessment No. 632.
