Gau <br /> Sub : MS-93-109 (Costamagna, et al) <br /> Date: 1-20-94 <br /> Page: - 4 - <br /> CONDITIONS, IF APPROVED <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be compiled <br /> with prior to recording the Parcel Map. <br /> This approval will expire three (3) years from the date of approval unless (1) all Conditions of <br /> Approval have been compiled with and (2) a Parcel Map has been filed with and accepted by the <br /> Surveyor's Office. <br /> Those conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT <br /> a. Parcels 1, 2, 3, and 4 shall have a minimum width of 330 feet. (Development Title Section <br /> 9-610.2) <br /> b. Parcels 1 and 2 shall be 10 acres in size. (Development Title Section 9-610.3[a](3])] <br /> C. A Note shall be placed on the Parcel Map, and a Notice of Minor Subdivision Restriction <br /> shall be recorded concurrentty with the Parcel Map, to the effect that the property shown <br /> on the Parcel Map is restricted from further subdivision, for homesite purposes, by <br /> Section 9-610.3 of the San Joaquin County Ordinance Code. <br /> 2 DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,515.00 per single-family dwelling unit in the Tracy area The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolutions R-90.904 and R-91-1025) <br /> C. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> d. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin <br /> County Standards F-1 a, F-1 b, and F-1 c, and the Tracy Rural Fire District prior to issuance <br /> of the occupancy permit. (Development Title Section 9-1145.5) <br /> e. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 56411.1) <br />
