Gau Sub : MS-93-109 (Costamagna, et al) Date: 1-20-94 Page: - 4 - CONDITIONS, IF APPROVED Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be compiled with prior to recording the Parcel Map. This approval will expire three (3) years from the date of approval unless (1) all Conditions of Approval have been compiled with and (2) a Parcel Map has been filed with and accepted by the Surveyor's Office. Those conditions followed by a Section Number or other Statutory Requirement are based on Ordinance requirements. Ordinance requirements cannot be modified. 1. COMMUNITY DEVELOPMENT DEPARTMENT a. Parcels 1, 2, 3, and 4 shall have a minimum width of 330 feet. (Development Title Section 9-610.2) b. Parcels 1 and 2 shall be 10 acres in size. (Development Title Section 9-610.3[a](3])] C. A Note shall be placed on the Parcel Map, and a Notice of Minor Subdivision Restriction shall be recorded concurrentty with the Parcel Map, to the effect that the property shown on the Parcel Map is restricted from further subdivision, for homesite purposes, by Section 9-610.3 of the San Joaquin County Ordinance Code. 2 DEPARTMENT OF PUBLIC WORKS: a. A Parcel Map is required. (Development Title Section 9-915.2) b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The fee is due and payable at the time of building permit application. The fee currently is $2,515.00 per single-family dwelling unit in the Tracy area The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolutions R-90.904 and R-91-1025) C. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) d. Any driveway that exceeds 150 feet in length from any public roadway shall be improved in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin County Standards F-1 a, F-1 b, and F-1 c, and the Tracy Rural Fire District prior to issuance of the occupancy permit. (Development Title Section 9-1145.5) e. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. (Subdivision Map Act Section 56411.1)
