CONDITIONS OF APPROVAL <br /> SU-96-1 <br /> Trager <br /> Major Subdivision Application No. SU-96-1 was approved by the San Joaquin County Planning <br /> Commission on March 21, 1996. The effective date of approval is March 31, 1996. This tentative <br /> map approval will expire on March 31, 1999, which is three years from the date of approval, unless <br /> (1) all Conditions of Approval have been compiled with and (2) a Final Map has been filed with and <br /> accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> Identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT; (Staff Contact: Chandler Martin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) Lot 1 shall be between two net acres and five gross acres in size. (Development <br /> Title Section 9-610.3[aj) <br /> (2) Lot 1 shall have a minimum lot width of 150 feet, and Lot 2 shall have a minimum <br /> width of 330 feet, measured at the front yard setback line. (Development Title <br /> Section 9-610.4) <br /> b. RESTRICTION: A Note shall be placed on the Final Map, and a Notice of Minor <br /> Subdivision Restriction shall be recorded concurrently with the Final Map,with a reference <br /> to the instrument number of said recorded notice, stating that: <br /> (1) The homesite shall not be transferred separately until March 31, <br /> 2006, or upon the death of an owner owning at least 50 percent <br /> interest in the homesite parcel. <br /> (2) Lots 1 and 2 are restricted from further subdivisions for homesite <br /> purposes, except for financing only, by Section 9-610.3 of the <br /> San Joaquin County Development Title. <br /> C. NOTICE OF NON-RENEWAL: A Notice of Non-renewal shall be initiated by the owner <br /> for Lot 1. A fee for the recording of the Notice of Non-renewal is required. <br /> d. SETBACKS: Existing structures located on Lot 1 shall comply with the setback <br /> requirements contained in Section 9-610.5 of the Development Title. Evidence of <br /> compliance shall be submitted to the Development Services Division prior to approval of <br /> the Final Map. 10 <br /> e. MOBILE HOME PERMIT: Evidence of compliance with Section 9-893.3(a) shall be <br /> submitted prior to approval of the Final Map.
