FLOOD HAZARDS: Future construction on the parcels shall be consistent with the <br /> requirements of the Flood Hazards Chapter (Section 9-1605) of the Development Title's <br /> Safety Regulation Division. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Tom Iwamiya, 468-3023) <br /> a. Dedication of a 25-foot-wide right-of-way from the centerline of Bethany Road to the <br /> property line shall be required across Lot 1. (Development Title Section 9-1150.5(b)) <br /> b. Add the following note to the map: <br /> • Finished floor elevations for new building structures will be set at 12 feet NGVD. <br /> 3. PUBLIC HEALTH SERVICES: (Staff Contact: Jeff Carruesco, 468-3438) <br /> a. A soil suitability study, as required by Development Title Section 9-1105.2(d), which <br /> indicates that the area is suitable for a septic tank system must be performed prior to <br /> approval of the Final Map. A review fee of$156.00 is required at the time of submittal to <br /> the Environmental Health Division. <br /> The sewage disposal system shall comply with the on-site sewage standards of San <br /> Joaquin County prior to approval. A percolation test that meets absorption rates of the <br /> manual of septic tank practice or the EPA Design Manual for on-site waste water <br /> treatment and disposal systems is required for each parcel. A permit fee of $78.00 is <br /> required for each percolation hole. <br /> b. Construction of an individual sewage disposal system under permit and inspection by the <br /> Environmental Health Division is required at the time of development. (Development Title <br /> Sections 9-1110.3 and 9-1110.4) <br /> C. Construction of an individual domestic water well under permit and inspection by the <br /> Environmental Health Division is required at the time of development. (Development Title <br /> Section 9-1115.3) <br /> d. The existing private water wells shall be tested for the chemicals dibromochioropropane <br /> (DBCP) and nitrates prior to approval of the Final Map. Samples are to be taken and <br /> analyzed by a State approved laboratory. (Development Title Section 9-1115.7) <br /> 4. COUNTY COUNSEL: <br /> a. Pursuant to Section 66474.9 of the Government Code, the subdivider shall de"end, <br /> indemnify, and hold harmless the local agency or its agents, officers,and employees from <br /> any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory <br /> agency, appeal board, or legislative body concerning a subdivision, which action is <br /> brought within the time provided for in Section 66499.37 of the Government Code. <br /> * t <br /> Conditions of Approval - 2 - SU-96-1 <br />
